[VIDEO] Existing home sales fall in March amid hopes for end to downturn

What Does a Listing Agent Do For a Home Seller in MN?



What does an agent do for a Home Seller?


This list simply contains 184 activities but it doesn't stop there.  As the market and technology changes, the job of a REALTOR is always changing.

It's often more about what you DON'T see them do than what you do see them doing!  There are hundreds of duties agents perform when listing and selling a home and many hours of work involved to complete them all!  Some tasks are more time intensive and take hours to perform while other may be a simple phone call. 

Most full time agents work more than 60 hours per week.  They work unpredictable hours and often have their personal lives interrupted by business.  Especially in today's society of texting, emails and the internet.

 Some tasks also cost the agent money - money that is spent whether the home sells or not. Meaning, it's money that is spent without guarantee of getting paid for their work at all.


Here is a list of activities that agents spend their time doing... You'll notice as mentioned above, most of it is NOT stuff you actually see them doing for you, their client!


Pre-Listing Activities

1. Make appointment with seller for listing presentation.
2. Send a text or e-mail confirmation of appointment and/or call to confirm.
3. Review pre-appointment interview and appointment questions.
4. Research comparable currently listed properties.
5. Research sales activity for past 6+ months from MLS and public databases.
6. Research “average days on market” for properties similar in type, price and location.
7. Review property tax information.
8. Prepare “comparable market analysis” (CMA) to establish market value.
9. Verify legal names of owner(s) in county’s public property records.
10. Research property’s ownership and deed type.
11. Research property’s public record information for lot size and dimensions and/or obtain copy of subdivision plat/complex layout.
12. Verify legal description.
13. Research property’s land use coding and deed restrictions.
14. Research property’s current use and zoning.
15. Research location drawbacks and benefits
16. Prepare listing presentation package.
17. Perform exterior “curb appeal assessment” of subject property.
18. Compile and assemble formal file on property.
19. Confirm current public schools and explain their impact on market value.

Are You Making Mistakes Trying to Repair Your Credit?

Three Common MISTAKES People Make When Restoring Their Credit

 1.) A lot of times people wait until they are in the process of getting approved for their home loan. 

The problem with this is, if you wait until you are getting approved and you do not have the minimum qualifying score (620) then you will NOT be approved. If you have less than good credit (740) then you will be approved at a much higher interest rate. This WILL affect your overall monthly payment. You could end up paying HUNDREDS of dollars more EVERY MONTH! All because of your credit score. So DO NOT WAIT until you are getting approved to make sure you reflect a good credit score. It may be too late to do anything about it in the time you have before your loan gets processed. You should give yourself at least 3 months to ensure you have enough time to get your credit up to a good score.

 2.) People have MAXED OUT credit cards. 

Even though you can have negative items removed off of your report, a large part of your credit score is calculated by how much credit you have available. If you have maxed out credit cards it will reflect negatively on your report and drop your score. Try to pay down your cards as much as you can leaving at least 50% available credit. This will show that you have enough credit to cover unexpected changes to your income and shows you have the ability to manage your finances. You are less of a liability.

 3.) People DO NOT use a reputable company to help them restore their credit. 

 When choosing a company to help you fix your credit here are some things to look for. Their Better Business Bureau rating. Make sure they have at least an "A" rating. Preferably an "A+". This will show they are reputable because you can not buy a good rating with the BBB. Make sure they have been in buisness at least 10 years. This will show that they have been around long enough to sustain that BBB rating. Make sure they have documented "proven" results. If they cannot prove how they have helped people with facts and statistics then chances are they have not been successful. There are plenty of scrupulous, less than reputable companies out there that would love to take your money and not do much to help you, leaving you in a worse position than when you started. However, a company that has all of the above will give you the best chance to get the best results leaving nothing to chance. Most consumers contact real estate agents online these days - most commonly by clicking a "Request More Information" button.  The odd part is, when those agents spend time researching information and responding, most people don't ever reply to the agent or even confirm receipt. So what?

Well, let's start with how agents get paid.  Agents ONLY get paid when a house sells. EVERYTHING they do is all "for free" until a deal comes together and a sale is closed. So when you request information online and the agents don't respond or ask questions before giving you more information, they are simply protecting their valuable time - especially if you are contacting them in the evening or on the weekend.

So how do you get the home information you need? 

The answer is simple really, actually respond to the agent! Agents want to work with people that want to work with them. When you show respect for their time and motivation to move, you will find many more responsive agents. After all, wouldn't' you want the same respect?
