This up and coming 50-acre residential development is tucked in Lino Lakes just south of Birch Street in desired School District: 12 – Centennial. 
  
The neighborhood is surrounded with dense tree groves, wetlands and neighboring Birch Park and features winding walking trails.

The Preserve at Lino Lakes is a conservation development, which means it must be developed with a mind toward sustainability of habitat for local wildlife. The Association (HOA) is primarily architectural.

55025 Current Market Insight (Forest Lake, MN)

Forest Lake, 55025, Homes For Sale

Are you thinking about buying or selling a home in the 55025 (Forest Lake) zip code?

Here is the current market low down straight from the MLS (not from commonly inaccurate public websites).  

Here are some current MLS stats 55025:

  • There are 180 properties currently listed for sale in 55025; 9 of these homes are distressed (short sale or foreclosure) and 48 of them are listed as waterfront property. 38 are new construction. New constructions homes are currently listed between $200,000 and $650,000.
  • 15 of the homes for sale in 55025 have accepted contingent offers. 
  • Additionally, 25 homes are pending sale (contingencies removed but haven't officially closed yet); 6 of these home are waterfront properties.
  • There are 28 townhouses on the market and 4 of them have accepted contingent offers. Of the 24 available townhouses, 16 are $150,000 or less. None are less than $107,000

Here are some more stats from the last year for 55025:

  • 347 properties have sold (or are pending sale) in the last year. 266 of those were single family homes (the remaining were townhouses, condos, and twinhomes)
  • 107 of these single family homes were between $200,00 and $300,000; 
  • Of the 107 homes that sold in this price range, 
  • 27 of those homes were built between 1990 and 2000 (3 of these were lake homes)
  • 10 of those 24 homes were on 1-10 acres (2 of these homes are still pending closing) 
  • 5 of these homes sold in the last 6 months.
  • 141 homes (non-waterfront) sold for under $200,000. 82 of these homes were single family homes. 35 of those 141 homes were distressed sales. 
  • 6 waterfront homes sold under $200,000 and 2 of those were distressed sales.
  • More than half of the waterfront home that sold this past year were over $300,000
  • 73 of the properties sold were townhouses. 39 of them sold for $150,00 or less but 4 of those townhouses sold for over $300,000

Should you hire a home builder now or wait until spring?

As existing home inventory continues to sag, new construction is becoming more and more appealing to eager buyers even though lots are scarce. Buyers can expect high competition if they are looking to build, but may find that newly built homes are available in their price range come spring.

Homebuyer demand is strong in the Twin Cities, and as a result, builders are doing what they can to keep up. According to data compiled by the Keystone Report for the Builders Association of the Twin Cities (BATC), there were 487 permits issued for a total of 1,029 units during four comparable weeks in the month of October, 2013.  As of Nov 4th, regional cities issued 4,502 permits for a total of 8,618 units.

In a September Star Tribune article in was noted:
“Buyers have and will move further out of the metro area to find value,” Palmiter and Pankratz said. “Subdivisions in good locations along good transportation corridors and in perceived good school districts are back in demand.”

Saddle Club Neighborhood - Lino Lakes

The Saddle Club property represents the final link of a multifunctional greenway corridor
stretching from Deer Lane (west of Foxborough) to Birch Park (east of Preserve at Lino
Lakes).

Proposed Rezoning (See more at from the City of Lino Lakes)
The northern two-thirds of the site is currently zoned R-1, Single Family Residential and
the southern third is zoned R, Rural. The property requires rezoning to PUD-Planned
Unit Development to allow for the following flexibilities:
• Minimum lot size (contiguous buildable area) of less than standard 10,800 s.f.
• Reduced front and rear yard setback from 30 feet to 25 feet.
• Reduced road right of way from 60 feet to 50 feet.
• Reduced street width from 32 feet to 28 feet.
• Conservation easements to protect natural habitats and wetlands areas.
These PUD flexibilities were provided to establish a future roadway connection to Fox
Road, complete the greenway corridor and reduce the development footprint in the
environmentally sensitive areas.

Notes:
Public water, sanitary and storm sewer utilities will be installed with the development.
Water and sanitary sewer utilities will be extended along the south side of Old Birch
Street to service the development.

The entire site has nearly 2,000 trees!
