What causes closing delays in home sales?

The Most Common Delays Toward Closing on a Home

The most common closing delays in MN


About 60 percent of REALTORS® reporting on their last contract indicated that the contract had some type of issue:

  • financing issues,
  • home inspection issues,
  • appraisal issues, 
  • buying/selling distressed property, 
  • tilting and deed issues, 
  • or with contingencies stated in the contract.
With all the talk about the difficulty in obtaining a mortgage, only 12 percent of contracts that were reported to have settled or terminated had financing issues. One possible explanation noted may be that potential homebuyers are deciding to wait for now, so these buyers were not captured in the data.

The top four months for new listings are March, April, May and June. 

 These months alone accounted for two-fifths of all new listings in this analysis of 2014. While not devoid of new listings, the weekends are obviously not popular days to list. Thursday and Fridays are the most common days for new listings to go on the market.

What Does a Listing Agent Do For a Home Seller in MN?



What does an agent do for a Home Seller?


This list simply contains 184 activities but it doesn't stop there.  As the market and technology changes, the job of a REALTOR is always changing.

It's often more about what you DON'T see them do than what you do see them doing!  There are hundreds of duties agents perform when listing and selling a home and many hours of work involved to complete them all!  Some tasks are more time intensive and take hours to perform while other may be a simple phone call. 

Most full time agents work more than 60 hours per week.  They work unpredictable hours and often have their personal lives interrupted by business.  Especially in today's society of texting, emails and the internet.

 Some tasks also cost the agent money - money that is spent whether the home sells or not. Meaning, it's money that is spent without guarantee of getting paid for their work at all.


Here is a list of activities that agents spend their time doing... You'll notice as mentioned above, most of it is NOT stuff you actually see them doing for you, their client!


Pre-Listing Activities

1. Make appointment with seller for listing presentation.
2. Send a text or e-mail confirmation of appointment and/or call to confirm.
3. Review pre-appointment interview and appointment questions.
4. Research comparable currently listed properties.
5. Research sales activity for past 6+ months from MLS and public databases.
6. Research “average days on market” for properties similar in type, price and location.
7. Review property tax information.
8. Prepare “comparable market analysis” (CMA) to establish market value.
9. Verify legal names of owner(s) in county’s public property records.
10. Research property’s ownership and deed type.
11. Research property’s public record information for lot size and dimensions and/or obtain copy of subdivision plat/complex layout.
12. Verify legal description.
13. Research property’s land use coding and deed restrictions.
14. Research property’s current use and zoning.
15. Research location drawbacks and benefits
16. Prepare listing presentation package.
17. Perform exterior “curb appeal assessment” of subject property.
18. Compile and assemble formal file on property.
19. Confirm current public schools and explain their impact on market value.

If my home sells fast, did I price it too low?

Why is it important to sell your home fast?

Stigma.  If a home sits on the market and buyers see it over and over, they begin to wonder...
What is wrong with the home?  Why is nobody buying that home? That home must not be worth that much money if nobody has made an offer on it. And the seller ends up reducing the price to get fresh eyes on their home.  Which then leads to people BELIEVING it wasn't worth the previous list price.  And if you reduced the price once, will you reduce it again?


A fast sale is ABSOLUTELY CRITICAL if you plan is to find a home to buy before placing your home on the market.

Imagine this.
You find a home you love and have your agent make an offer on that home.  Because you don't qualify to own two homes, your agent must make your purchase contingent on the sale of your existing home.
For the seller of the home you love, this is risky.  What if your home doesn't sell? They have now lost critical market time (and therefore $) for their home waiting for you to get your house sold.

So how do you give them confidence in accepting your offer and having faith that you home will sell?  They have to see you are willing to market your home in it's best light at and have it listed at a price that will cause it to sell.  They want to see that your home is presented in such a way that you will get an offer as fast as possible.
